These terms cover findwithb.com and b, the apartment-search plugin for ChatGPT operated by The Human Judgment Company (“we,” “us,” or “our”). They describe the conditions for using b. By using the service, you agree to these terms to the extent permitted by applicable law. Our Privacy policy explains how we handle information.

The current preview

b helps you explore apartments in ChatGPT using your budget, commute, and other housing preferences. The current preview uses sample listings, prices, availability, and photos. They are demonstrations, not offers to rent actual available apartments. Live listing partnerships are in development.

b does not currently accept rental applications, screen tenants, negotiate leases, collect rent or deposits, schedule tours, or send inquiries to property managers. b provides search software; it is not acting as your real estate broker, agent, landlord, or legal or financial adviser.

Access and eligibility

You must be at least 18 and legally able to agree to these terms. If you use b for an organization, you must be authorized to do so. You are responsible for your ChatGPT account and for complying with the terms and policies of services you use to access b.

Preview access may be limited, changed, or withdrawn. Requesting early access does not guarantee access or a launch date. There is no payment checkout in the current preview. Any future paid offering will disclose its price and conditions before you choose it; these terms do not authorize a charge.

Search results and estimates

Apartment matches, inferred preferences, explanations, maps, travel areas, utility costs, and commute costs may be inaccurate or incomplete. Travel areas may use approximations rather than current routes, schedules, or traffic. Estimated monthly totals are not a quote and may omit fees or other costs.

When live listings become available, independently verify availability, prices, fees, lease terms, accessibility, and property details directly with the authorized property representative before relying on them or making a payment. b does not guarantee an apartment, a particular commute, suitability, or approval for a lease.

Fair housing and acceptable use

b is intended to help people explore apartments fairly. Its ranking is designed around housing preferences and place features, rather than protected characteristics. Do not use b to discriminate unlawfully, steer people toward or away from housing based on protected characteristics, screen tenants, or make housing eligibility decisions.

Do not use the service for fraud, harassment, unlawful discrimination, infringement, unauthorized data collection, malware, or attempts to bypass security or overload the service. Provide only information you have the right to share. Report suspected discrimination, inaccurate content, security issues, or other concerns to hello@findwithb.com.

Your information and third-party services

You retain your rights in information you provide. You allow us to process it, transmit relevant portions to providers, and return search results as needed to operate and support the features you use, as described in the Privacy policy. Do not submit confidential or sensitive information that is unnecessary for apartment search.

b uses third-party services including ChatGPT, TypeSafe, mapping and travel providers, hosting, and email. Their terms and policies may also apply. ChatGPT availability and plugin support depend on your account and workspace. b is independent of OpenAI and is not endorsed by it.

Ownership and permitted use

We and our licensors retain rights in b’s branding, website, software, and other materials, except for your information and third-party materials. You may use b and its results for your own lawful apartment search, subject to applicable law and third-party rights. Any software distributed under a separate open-source license remains governed by that license. Do not misrepresent sample data as a real listing or imply a partnership that does not exist.

Availability and ending use

The preview may change or be unavailable, and search sessions are temporary. Keep independent notes about anything you need to retain. You can stop using b and disconnect the plugin at any time. We may restrict access when reasonably necessary to address misuse, security risks, legal obligations, or discontinuation. Where appropriate and feasible, we will provide notice.

Responsibility and disputes

To the extent permitted by law, b is provided “as is” and “as available,” without warranties of accuracy, uninterrupted operation, merchantability, or fitness for a particular purpose. To the extent permitted by law, we are not responsible for indirect or consequential loss, lost profits, or lost data. Our total liability arising from the service is limited to the greater of US$100 or the amount you paid us for b in the 12 months before the event giving rise to the claim.

These limits do not apply to fraud, willful misconduct, or any responsibility that cannot lawfully be excluded or limited. Nothing in these terms takes away mandatory consumer rights.

California law governs these terms, excluding conflict-of-law rules, unless mandatory law where you live requires otherwise. Please contact us first to try to resolve a concern. These terms do not require arbitration, waive class actions, or prevent access to a competent court.

Updates and contact

We will revise the effective date when these terms change, give notice of material changes as required, and seek renewed agreement where required. Changes apply prospectively. If you do not agree to updated terms, stop using b. Any future property-feed agreement or paid service may have additional terms presented separately.
